Resort Information     [ Return to Top of Page ] The Palace Resorts are located in Cancun, Cozumel, Playa Del Carmen, the Maya Riveria, and Nuevo Vallarta. These are exellent places for a family vacation. The Palace Resorts generally have lots of activities right on the resort including a large swimming pool, lake, ocean beach, water park with slides, fountains, paddle boats, kayacking, game rooms, tennis, and golf.   Horseback riding, quad rentals, parasailing, etc are offered on or near the beach by outside vendors. The Palace Resorts also have lots of scheduled activities such as children's camps, children dances, children karaoke, volleyball, pool games, special dinners, dancing, and other scheduled evening events. The Cancun Palace is a Couples Only resort. Our packages are all-inclusive and include all drinks, meals, and gratuities. Our packgaes also inlcude a number of spa amenities. The main factors in Mexico's climate variation is that of its topography and its position between the Pacific Ocean and the Gulf of Mexico. More than half of the country is also mountainous with major ranges in the east, west, and south of Mexico City. Bordering the Gulf of Mexico are lowlands characterized by hotter, more humid climate than the higher elevations of the country. The coast and lowlands are hot and humid all year. The interior highlands are milder and drier, but can become freezing between December and February. Rainfall is scarce throughout most of the country. Rainy Season: May through October except for the northern region which is primarily a desert. Warmest Months: July to September on Pacific Coast, April and May in Southern Mexico, and most of the year on Yucatan Peninsula (Cancun) Coolest Months: December through February, except the Yucatan Peninsula (Cancun) which is always warm and temperate. Hurricane Season: The same as the southern US, i.e., June through October. Strong storms can affect weather on both coasts. [ Return to Top of Page ] The Reservation Process     [ Return to Top of Page ] We use the following process to check availability and make reservations at the resort and to match up your request with a timeshare owner that has an available week for rent. Please keep in mind that since the Palace Resorts is a timeshare resort and units are rented by timeshare owners only, check-in days are on Friday, Saturday, or Sunday only and for stays in seven night increments. These procedures are designed to conform to resort policies and to protect both the timeshare renter and timeshare owner from financial loss. The reservations on these go quickly and are subject to availability at the point you contact us. You make a $100 (USD) deposit to our PayPal account: payments@5starvacationrentals.com . Availability will be re-checked by us directly with the Palace Resorts resort. We match up your reservation request with an available week from a timeshare owner. We obtain a confirmed reservation on this unit in your name as guest and provide you the confirmation number which you will be able to verify directly with the resort. If we are unable to obtain a confirmed reservation your deposit will be refunded in full. You will complete and sign a rental agreement that will be sent to you after the deposit is receieved and the reservation confirmed. No reservations are considered complete until a deposit is made, confirmation numbers are obtained, and the signed rental agreement is returned to us. You should not make airline reservations or car rental plans until all the steps of the reservation proces are completed. We can make no assurances with regards to reservations at the Palace Resorts until all the steps of the reservation proces are completed. Full cancellation allowed prior to a deposit being made. The timeshare guest may cancel a reservation after a deposit is made as long as it is at least forty-five days prior to the check in date (resort policy). The timeshare guest shall receive a refund of all monies paid minus Fifty Dollars to cover administrative costs. Depending on the timeframe and other mitigating circumstances it may also be possible to refund the Fifty Dollar administrative fee, usually if the cancellation is made within three weeks of making payments. Check with us before cancelling. No cancellations permitted after forty-five days prior to the check in date. If the deposit and/or payments were made for reservations where the check-in day is less then forty-five days away then a cancellation may be made within 48 hours of obtaining a confirmed reservation.
